This is the first program to check. It supports rent or home-repair costs for households whose recognized income (income and assets combined, as assessed by the government) falls at or below 48% of the median income standard. Rather than new construction, this program has the public sector buy existing multi-family and multiplex homes and rent them out. Didimdol Loan for Homebuyers

This is the flagship program for low-interest home-purchase funds. Non-homeowners with combined couple annual income of 60 million won or below (70 million for first-time buyers, 85 million or below for newlywed households) can borrow up to 250 million won. The cap rises to 400 million won for newlyweds/households with 2+ children, and 300 million won for first-time buyers.

Eligible homes must be 85㎡ or less in exclusive area, valued at 500 million won or below (600 million won for first-time buyers/households with 2+ children). Interest rates range from 2.45-3.55%, varying by income and loan term.

Preferential rates for number of children, housing-subscription savings, single-parent status, and multicultural households cover a wide range, so your final rate can end up quite a bit lower.

Beotimmok Jeonse Loan

If you’re a household head aged 19 or older (25+ for single-person households), own no home, and have combined couple annual income of 50 million won or below, you can apply. General households in the Seoul metro area can borrow up to 120 million won, and newlyweds/households with 2+ children up to 300 million won in the metro area.

If you’re worried about jeonse fraud, this is a program worth checking. It refunds the guarantee fee for non-homeowner tenants with a deposit of 300 million won or less who’ve signed up for a Jeonse Deposit Return Guarantee through HUG, HF, or SGI.
